Green is the New Grain ~ SVN | Miller Presents a Vision for Silo Houses

The Chesapeake team at SVN | Miller Commercial Real Estate is proud to present The Granary at Easton, a unique opportunity to reimagine and repurpose a former Perdue-owned grain elevator along Easton’s Rails-to-Trails. Working with architect Mitch Hager, the team has created a beautiful and sustainable residential development concept for the 2.4-acre parcel. The project will transform ten grain silos into more than forty single and multi-family residential units complete with rooftop gardens and shared spaces.
The conceptual designs offer several unit configurations including apartments, condominiums, mixed-use, live/work, and even full-silo single family residential. Planned penthouses and common space for all residents will sit atop one of the tallest buildings in downtown Easton, giving residents a view of the town and distant agricultural fields unlike any other.
“SVN | Miller is delighted to offer this transformational development opportunity to both developers, builders, and to prospective residents — either tenants or owners,” Managing Director Bob Greenlee said. “Perdue couldn’t be more pleased that the agricultural history and culture of the region is being preserved and showcased through adaptable reuse, in a way that provides significant benefit to the Town and future residents.”
At this point, the project is welcomed and encouraged by the Town of Easton and has been favorably received by the Easton Planning Commission. Architectural as well as structural and civil engineering issues have been fully considered in Hager’s plans. SVN’s marketing efforts will confirm demand for the units and generate a reservation list of prospective buyers and tenants. Nearly turn-key, this project is ready for delivery to a developer/builder to take it to the next level.
As reimagined, these silo houses will blend urban luxury with a familiar rural setting. The industrial building materials and existing structures will lead to surprising affordability, and should be attractive to residents from many age groups, including millennials, empty-nesters and active seniors. The expanding Rails-to-Trails system adjacent to the property will connect the property to the rest of the popular East End neighborhood and the bustling Easton downtown.
“Architecturally, the concept utilizes the shell of the silos, and assembles prefabricated structurally self-supporting interior modules that drop into the existing body,” architect Mitch Hager said. “The rounded areas of the silos become outdoor terraces and porches for residents, while the top of the silos become private penthouses and public greenspaces.”
The property is presented by Bob Greenlee and Elizabeth Connelly of SVN | Miller Commercial Real Estate. To learn more about SVN | Miller’s “Granary at Easton” concept, please visit
